Home, auto and personal insurance
Why is rebuilding cost different from a home’s market value?
Market value includes factors such as location and land. A coverage review considers the cost of rebuilding the structure, including labor and materials. Bring details of renovations and additions to discuss the dwelling limit.
What should I ask about jewelry and other valuable belongings?
Check the limits and exclusions in your policy for valuable items. Bring an inventory, receipts or appraisals so Jay can discuss whether scheduled coverage is appropriate.
How can I prepare a home inventory?
Take photos or video of each room and keep receipts and serial numbers for important belongings. Keep a copy away from the property or in secure cloud storage so it remains accessible after a loss.
How does a home warranty differ from homeowners insurance?
They address different kinds of events. A home warranty may cover specified appliance or system breakdowns; homeowners insurance addresses losses covered by its policy terms. Review both contracts rather than assuming one replaces the other.
What is the difference between collision and comprehensive coverage?
Collision generally addresses vehicle damage from a collision. Comprehensive generally addresses specified other causes, such as theft, fire or hail. Check the policy’s exclusions, deductibles and any lender requirements.
What should I do if I use my vehicle for rideshare or deliveries?
Tell Jay how you use the vehicle, including any app-based rideshare or delivery work. Personal auto coverage may not cover every stage of that activity; review the policy and any platform coverage before relying on it.
Businesses and contractors
What does additional insured mean?
An endorsement may give another party specified rights under a liability policy. Bring the contract requirement and the party’s details so the endorsement can be reviewed; a certificate alone does not establish the requested coverage.
What should I provide when requesting a certificate of insurance?
Provide the certificate holder’s name, address, relevant contract and requested insurance requirements. Jay can review the request against the policy and explain any additional steps. Timing depends on the request and insurer.
When should I review my business insurance?
Review it at renewal and when operations change. New locations, staff, vehicles, services or contracts are useful reasons to contact Jay before assuming existing coverage is sufficient.
What information is used to review workers’ compensation pricing?
Payroll, employee job duties, classifications and claims history can affect pricing. Gather current payroll estimates and a description of the work performed so they can be reviewed with the insurer.
Why does a workers’ compensation policy have an audit?
Some policies begin with estimated payroll and are later reconciled with actual records. An audit may result in an adjustment. Keep payroll, job classification and subcontractor documentation organized and follow the insurer’s audit instructions.
What should I bring to discuss business vehicle coverage?
Bring a vehicle list, driver information and details of how the vehicles are used. Discuss ownership, deliveries and other business activity so Jay can review the appropriate policy structure and terms.
Restaurants and bars
Where should a restaurant or bar insurance review begin?
Start with the operation: food and alcohol sales, hours, employees, premises and lease requirements. Discuss liability, property, staff and vehicle exposures with Jay rather than assuming every hospitality business needs the same arrangement.
Should I discuss a special event before hosting it?
Yes. Describe attendance, activities, entertainment, alcohol service and any temporary or outdoor areas. An event can change the operation’s exposure and may require insurer review or additional coverage.
What is business income coverage intended to address?
It may address specified lost income and continuing expenses after a covered interruption. Review the covered causes, waiting periods, limits and restoration period with the policy in hand.
Is food spoilage after a power outage automatically covered?
Do not assume it is. Ask how the policy treats spoilage, utility interruption and temperature changes, and whether an endorsement is needed. Bring an estimate of refrigerated stock and relevant equipment details.
Why discuss equipment breakdown separately?
Kitchen, refrigeration and other equipment can fail for reasons that ordinary property coverage may not address. Discuss equipment breakdown terms, maintenance records and the effect of a shutdown on the business.
What should I disclose about restaurant deliveries?
Explain who makes deliveries, who owns the vehicles and whether third-party platforms are involved. Review commercial auto and hired or non-owned vehicle exposures rather than assuming a driver’s personal policy covers the activity.
Churches and nonprofits
How should custom or historic building features be discussed?
Identify stained glass, specialist woodwork and other features that may cost more to replace than standard construction. Bring available appraisals or restoration estimates so the property valuation can be reviewed.
Why discuss building-code upgrades during a property review?
Repairs after a loss may involve current building-code requirements. Ask how the policy treats ordinance or law costs, including the applicable limits and exclusions, especially for an older building.
What information helps review musical instruments and AV equipment?
Provide an equipment inventory, approximate replacement values and details of any off-site use. Discuss whether equipment needs to be specifically listed or separately insured under the available policy terms.
Should a renovation or building project be reviewed before work starts?
Yes. Share the planned work, construction schedule and contractor insurance information. Discuss the transition between existing property coverage and any builders risk arrangement before the project begins.
Should I disclose use of our building by outside groups?
Yes. Explain whether the use is occasional or recurring and what activities take place. Review rental agreements, certificates and relevant policy terms with Jay before assuming the arrangement is covered.
Should a food pantry or clothing ministry be included in the review?
Yes. Describe the activity, staffing, volunteers, premises and any distribution or off-site work. Make sure the policy review considers these operations rather than only the main place of worship.

Use the review checklists to prepare, or contact Jay with a question about your policy.
Restaurant & Bar liability questions
What should a restaurant or bar ask about liquor liability?
Tell Jay how alcohol is served, your hours and the activities at your premises. Ask how the proposed policy treats alcohol-related incidents, including its limits, exclusions and conditions. The answer depends on the actual policy and your operations.
How does my policy treat assault and battery claims?
Ask Jay to review the wording of your current and proposed policies for assault and battery. Confirm whether any coverage applies, what exclusions or endorsements affect it, and which limits and conditions apply. Do not assume every liability policy treats these claims the same way.
What should I ask about employment practices liability insurance?
Discuss how a policy addresses employment-related allegations, such as discrimination, harassment or wrongful termination. Ask about reporting requirements, deductibles and exclusions, and explain your staffing arrangements. Jay can review the wording and available options with you.
How would umbrella or excess liability work with my business policies?
Ask which underlying policies are listed, what limits they must carry and when the additional policy responds. Review exclusions and whether liquor liability or other specialist coverage is included. Additional limits do not mean every kind of claim is covered.
